Mortgage Programs

Silver State Schools Mortgage Company1 offers a variety of mortgage programs to best meet your needs. From time to time, special mortgage programs become available – including some that may be specific to Nevada educators – so it is always a good idea to consult with one of our mortgage loan officers2.

Conventional Home Loan

  • Fixed rates and terms
  • Down payments as low as 3% (20% down payment to avoid private mortgage insurance (PMI) requirement)
  • Available for Nevada primary, second home and investment properties.  Down payment requirements: 5% primary, 10% second home, 20% investment property.
  • SSSMC 3% down payment program NOW AVAILABLE!  (Nevada owner-occupied primary residences only.)
  • Maximum loan amount is $417,000
  • Minimum FICO requirement3
  • Down payment may be from savings, or may be gifted from the borrower’s relative, friend, or other sources

Jumbo Home Loan

  • Financing available up to $1 million for conventional home loan
  • Down payment of 25% required

Veterans Affairs (VA) Loan

  • Guaranteed and insured by the U.S. Department of Veteran Affairs
  • Eligibility4 extends to any member of the military after they have served at least 90 days
  • Fixed rates and terms
  • No down payment required for qualified veterans5
  • No private mortgage insurance (PMI) required
  • Available for primary residence only (owner-occupied homes)

Federal Housing Administration (FHA) Loan

  • Guaranteed and insured by the Federal Government
  • Fixed rates and terms
  • Low down payment (as low as 3.5% of the purchase price or appraised value)
  • Down payment may be borrowed or gifted from borrower’s relative, close friend, etc.
  • Down payment assistance through non-profit organizations available to qualified borrowers who meet income guidelines
  • Seller or third party may help pay the buyer’s closing costs
  • No maximum income/earning limitations3
  • Available for primary residence only

2 Our mortgage loan origination officers are all licensed through the National Mortgage Licensing System (NMLS).

4 Eligible borrowers include Veterans, Active Duty Personnel, Reservists/National Guard members and some surviving spouses.
5 VA loans require a VA funding fee at closing. The fee is higher with a zero down payment. If a down payment of 5% of more is made, the fee is reduced. The VA funding fee is non-refundable.
